Types of Land to Avoid as an Aspiring Property Developer

Property can have great investment potential, especially if you’re equipped to build a house from the ground up. As such, property developers are typically on the lookout for low cost pieces of land that can be purchased at an affordable rate, resulting in an overall profit once the houses in question are sold on.

 

Importantly though, you need to be aware of the risks associated with particularly cheap pieces of land. Often, land is reduced in price if there is an underlying issue with it, where it is vital to consider these problems seriously before sealing the deal. Some issues can result in various costs further down the line, potentially compromising your entire investment project.

Flood-Prone Land


Some areas of land won’t have been built on yet because they are at a high risk of flooding. Often, flood planes will be distinguished as such and can’t be sold to property developers, whereas for other areas, the risk level is more changeable. Always consult a surveyor and your local council to fully understand the flood risk before buying.


Contaminated Plots


Another risk factor would be if your land was contaminated, or if it was situated near a hazardous site. Land that used to be owned by an industrial or chemical facility could be contaminated in this way, whilst the existence of landfill sites and other waste management centres nearby could decrease future house value if you do decide to build.


Protected Areas


In particular, some sites will be protected by local authorities for environmental or cultural reasons. This could be a site of natural beauty, or a habitat for an endangered species. Equally, if land is of historical or cultural importance then you may be prevented from building, or you may have to work within strict limitations to ensure legal compliance.


Remote Locations


The location of a house will inevitably impact its value, particularly if the land is remote. Houses built far from main roads, transport links and essential services will be more difficult to sell, where this level of remoteness can also make it more costly and difficult to complete your building project to a high standard.
