Preparing your home for potential buyers is essential when selling your property, helping to increase demand, and hopefully ensuring your property sells faster and at a higher value. In this helpful guide, we offer five useful tips to consider if you’re selling your home.


Update Your Exterior

The first impression for all potential buyers, the exterior of your home, (often referred to as kerb appeal), is crucial. With most buyers making an instant decision within minutes of arriving at a property, it’s important that your home’s windows are well-maintained, your roofing is in a good condition and the front door is both appealing and secure. Buyers will make an impulse decision on the current state of the property based entirely on the front garden, pathways, foliage and fences and how well they have been maintained.


Clean & Declutter

Let’s face it, over the years we tend to accumulate an awful lot of things we don’t really need, that ultimately spend most of the time stored away in cupboards or the loft space. When selling your home, it’s important to organise, declutter and throw away anything that is unusable or not worth keeping or donating to charity. This is important for two reasons; one, a home free of clutter is far more appealing to potential buyers; and two, decluttering makes it much, much easier to clean the property!

 

Cleaning is crucial when selling your home, so be sure to get rid of limescale, clean and repair tile grout, remove lingering odours, clean your floors and wax your wooden surfaces, all of this will make a lasting impression on potential buyers.


Let There Be Light

A home that is light and airy is immediately more attractive to potential buyers, ensuring the space feels comfortable, spacious and relaxed. Consider placing wall mirrors in smaller rooms and hallways to make your home’s space feel larger, clean your windows inside and out, and always replace any broken or dimly lit lightbulbs.

 

As an extension of this, if potential buyers are viewing your property during the winter, or during a dark and cold evening, try lighting your fireplace, (if you have one), as this will make your home feel even more inviting, warm and homely.


Positive Smells

A home that smells bad is a major turn-off for potential buyers and should be addressed immediately. Clear your drains, wash bins, open windows and air out the space, don’t just cover up smells with candles and air fresheners, you’ll need to fix the source of the smell! Scrub your kitchen of grease, wash your bedsheets and furniture and bake some delicious brownies for good measure! Good smells make your home more attractive!
