We’ve listed our five essential property search tips to help you get started and ease the process:

Start by setting a budget

You’d be surprised at how many people don’t set a realistic budget before they head out on their property search. This can waste a lot of time looking at properties that you can’t afford. Spend some time working out what you can afford, keeping the deposit, the mortgage repayments and any stamp duty in mind.

Take your time with the property search if you can

Once you’ve set your budget, it’s time to start looking. Remember, property searches can take time. If you don’t need to rush the process, don’t. Keep looking until you find the home you want in the neighbourhood you want within your budget.

Found something you live? Make a well-thought-out offer

Discovered your dream home? First of all, congratulations! Now you need to think about what kind of offer to make. Keep your budget in mind and remember not to overextend yourself. Factor in any extra costs based on what you know of the property. We’d recommend getting a list of fittings and fixtures from the seller so you can see what is included in the price.

Hire an experienced conveyancing solicitor
