When is the Best Time to Sell Your Property?

There are many factors that will affect how quickly your home sells. From political issues to economic highs and lows, you’ll find that the events in the world can cause people to buy faster or slower. However, many property sellers wonder if there’s a specific time of year when properties sell faster.

The simple answer is yes. There are certain seasons when your home or commercial property is more likely to sell. Remember that while these seasons are more likely to see a shorter amount of time on the market, there is never a guarantee that your property will be purchased faster.

High Season for Real Estate

People are more likely to move quickly on their property purchasing decisions in the spring and autumn. This means that if you list a home for sale between February and June, or in September, August, and October, you’re more likely to see movement sooner.

When Your Home is Least Likely to Sell

Certain times of the year are quieter than others when it comes to selling properties. During the winter months, particularly near Christmas, sales slow down drastically. This is considered the worst time to list a property, during December. However, July and August are often poor months to sell, too, since many people go on holiday during this time. This can result in fewer offers and a longer stretch of time on the market.

Why Selling Time Matters

If you are in no particular rush to sell, you may wonder why the listing time matters. Unfortunately, buyers become suspicious if they notice a property has been listed for a long period of time without being purchased. This may cause them to wonder what is wrong with the building and they will be less interested.

A longer period of time on the market can also cause buyers to try and negotiate a lower price, as they assume you are desperate.

To ensure your home sells as quickly as possible, you should talk to a real estate agent and ensure you can get listed rapidly. It’s a good idea to have a property lawyer and someone to do the inspection, as well, so you can move quickly once a buyer becomes interested. There’s no use in waiting about. If you are prepared with all the information you need, as well as the paperwork will help speed the process up.
