How To Increase The Value of Your Property Before Selling

Loft conversion

If you’re considering selling your property, it’s likely that you’ll already know just how competitive the market can be and how much every little improvement can make to the price of your property and the speed it is sold. Here we provide some tips on how to sell your home for increased value.

Convert Loft, Basement or Garage

If you’re lucky enough to own a loft, garage or basement as part of your property and it’s currently unused, you can dramatically increase the price of your home by converting it. Of course, this does require investment on your part, but the additional room or rooms you’ll get by doing so will give your home an upper hand and see it go for significantly more on the market.

Consider an Extension or Conservatory

Another way to create an additional room or area in your property is to build out into the garden with an extension or a conservatory. Again, this additional space will mean that a prospective buyer will have more room to work with and, therefore, the house can go for a higher price. Conservatories cost less to install and will still increase the value of the property whilst a full extension will cost a significant amount more but will also increase the value of your property more than a conservatory installation.

Renovate Kitchen or Bathroom

The kitchen and bathroom are two crucial areas of the home for prospective buyers and, as such, improving them and renovating them will increase the value of your home. Particularly if your bathroom and kitchen are in need of modernisation, this investment can go a long way and will help your home sell quicker.

Improve Kerb and Garden Appeal

The kerb appeal of your home is the aesthetics of your property from the street. When first impressions really count, simply tidying up the front path, repainting the windows and doors, including a few more plants and adding a decking in the garden can go a long way.
